BCA Section “I” Maintenance & “J” Building Class Provisions and why buildings have issues? 

 

Executive Summary:

Business and community are becoming very much aware that they cannot continue to build homes (BCA - Class 1-4) as well as buildings and offices (BCA - Class 5-9) and use energy resources as they have in the past. Governments have created a rating system to establish a ranking system for buildings as to the efficiency in which energy is used, AGBRS (Australia Green Building Rating System) (Five Star Green Star).

But how is this rating system applied, by whom, at what cost and how can buildings that are “energy sick” or “Sick” be, refurbished, modified and repaired?

Who, how and what is the financial justification to move to “greener” buildings? Who rates (creates the prognosis) and who can offer solutions (the diagnosis) and offer an Eco solution to the issues and raise the building AGBRS rating system at the same time. 

Doing this without “Green Washing”? 

The aim of the Eco WHEELS, consortium is the creation of a vertically integrated entity made up of environmental change professional’s in their practices that can offer:

Eco WHEELS is about sustainable buildings, comfort for building occupants, a return for building owners as well as building energy conservation and energy cost savings.

There is often no one fix for a building nor is there a single solution to the dilemma of how to remedy and communicate the issues of energy reduction and building comfort.
